Tips for buying a house/site

• Verify the location, surroundings and environment
• Ensure the house is approved by either by DTP or Panchayat Approval
• Encumbrance certificate should be verified for the property
• Legal opinion from lawyer. This will help us to ensure the site is having proper parent document for the site
• EB
• Site/Map Sketch
• Water
• Road facilities
• Building estimation from an engineer
• if the house is DTP approved, we may have a chance to get the loan from the bank for the land/site in some banks only
• If the house is DTP approved, most of the places EB and water facility is guaranteed facility through Panchayat
• Building plan should be approved
